The only thing that this hotel is able to deliver is a space to stay. Though not a comfortable one. Bathroom is cramped and lacks any option to dry towels and the ventilation is there only for the noise - steam stayed in the room for hours, unless a window is opened. There are no appliances to do a basic sweep in the apartment, so you your only resort is to book an expensive cleaning to get change of towels and a clean room. Next to it, you will hear your upstairs and side neighbours, and how they move furniture, watch TV or open and close rolling shutters. Getting a good sleep can be a challenge. Air conditioning doesn't work in April even on a very hot day, so you come back and have to deal with the stuffy air, but upon opening a balcony you see an army of red spiders ready to explore every new opening. Machines in the laundry room operate only on coins and hotel stuff is not willing to change any note with a value of more than 5 Euro. But even if you have coins, starting a machine can be a lottery and might require running to a reception to get it sorted out. Washing machines and dryer have broken buttons and screens and dryer filters are full with lint.

Just back from a 4 day break, hotel was nice, we were on the top floor but still ended up having to drag our luggage up a flight of stairs to the room, it was spacious and clean, couldn't use the balcony as it was crawling with red spiders and if the doors were left open they were in the room. In all fairness we weren't in the room much anyway, but would have been nice to have the air run through. Small fridge, kettle and coffee machine with a couple of coffee pods, really powerful shower which was good. Breakfast had plenty of choice but not soon the hot option, bacon, eggs and toast. Plenty of pastries, fruit, cereal, cheese and meats. The hotel is a fair way from anything if walking which is what we did even though the train station was next door. If walking its 40mins to Vatican city, 1hr 30 to coluseum, plenty of ways to get around but we preferred to walk and see the sights. Overall it was a good stay, but think if we did go back we'd stay possibly over the other side of the river.

Very good apartment hotel. Everything you need is available. Fully equipped kitchen and a clean up to date place to stay. The building is almost a sort of brutalism architecture, which was a short phase in architecture, I love it! Make sure to book a premium apartment and ask for one that is not adjacent to the tennis court. Otherwise you won't get a quiet moment and be flooded in light even during the night. Balduina is a very green area of Rome, and well connected to the centre of Rom, the train station is next to the complex, even so the forest to enjoy. I've enjoyed my stay.

I nice apartment, staff are really nice, friendly and very helpful with travel hints and tips. We found the hotel a 30 minute bus journey, or train ride into the centre of Rome, but the public transport works fine. Breakfast was adequate without being spectacular.
