Our stay was wonderful. It was useful for what we came up for. It was located perfectly and the room was just right. Very tidy and clean. Bed a great size and very comfortable. Everything was extremely satisfactory. Oh the only thing lacking was the view. We only saw the car park across the road.

I booked for 6 nights ahead but due to changes in my trip, added 5 nights with v short notice before, so stayed 11 nights. This property is partly made up of owners, residents, so not all apartments rooms, are open to the hotel. It is a mix of owners apartments, leased to Sebel, and not a full hotel in its own right. There are 4 room categories, 2 of which are City side, 2 on Harbour side. I booked the top category, one bedroom deluxe waterfront, approx 800ft it stated. I arrived mid eve (notified i would), also being a Platinum member of Accor. I had paid the full rate, so quite expensive due to late booking. NZ$300-600 per night, so not in the cheap category rather expensive. If only it lived up to the location and price... Allocated to a very claustrophobic place 616, which had very weird lines of the room, with ceilings going down, walls misaligned inwards, and rooms tiny and "Hemmed in", when better if it had been open plan for such a tiny space. Wall cupboard broken, with a light when doors open, would not close, and kept opening during the night waking me up. Tiny kitchenette with a wall, and furniture squashed in, hardly a space to walk for one let alone 2 people. V bright cheap lightbulbs, headache causing lighting. This was not 800ft, and clearly the wrong allocation had been made, for which was paid for at the highest price.The room was not satisfactory overall, so spoke to the Duty Manager the next day, and was shown a few alternatives. I managed to choose a very good Front Harbour view, large balcony width of the lounge, double the size apartment, matching to the one i had paid for and booked. Lucky there were spare places as at a weekend their would not have been. I stayed in this for 10 of the 11 nights, with a European friend working in Australia joining me for the latter part as booked. He was a Technology Engineer, at Doctorate standard. The view was superb, the space good for 2 persons. Kitchen was fine for cooking simple meals, breakfast, fridge freezer, supplies of good Douwe Egberts (Dutch) ground coffee tea sugar cartons of milk, with a press / Plunger, microwave, plenty of basic plates cutlery. Wifi was fast and free for Accor Club guests, (not sure of others). Housekeeping staff were very pleasant chatty when engaged, and looked after us during the stay... overall! However... One Housekeeper staff on a sunday, approx 5pm, was banging on the door, returned to change a sheet she grumbled "You had removed". I had done as i wanted it changed. She was to put it mildly, rude, argumentative, and shocked the friend with me. I also pointed out, there were no pillow protectors on the pillows, no duvet covers, only sheets, and if she really wanted to complain, then she should watch these hygiene matters herself. She mouthed off at us, telling us "Tell the Manager its not me"! Cutting it all short, i did tell the Duty Manager. Other staff came up and did what she had not and "been lazy and not bothered to do" as they put it,, which was almost everything. She had left food from the eve before smelling left in the bin, not changed drink supplies, bathroom supplies, towels, cleaned, hoovered, polished anywhere, laundry bag and forms not replaced, only 2 out of 20 tasks. She clearly had made a decision to leave, and not do many tasks, this was no missing out! Leaving smelling bin with rotting food is Not Acceptable. This staff member compared to all others, brought shame on the whole team, shows attitudes tolerated by the G Manager, and deficits in the service. How can i rate a hotel when the G Manager down is not performing? There were in fact NO duvet covers used here, NO Duvet protector even, so with 2 sheets, most of us would touch and expose ourselves to the duvet directly on the skin, face maybe. Other hotels using this lazy poor hygiene method, i found blood, and other body fluid stains on the un-protected duvet itself. they are dirty and a health hazard. It would not meet basic hygiene standards in Europe, or Australia, Sydney where i stay often, where these are required. This needs URGENT attention, and Does NOT meet Accor standards of branding. My friend and i also repaired the dishwasher that was clogged with food. The tumble dryer filter heavily clogged with fabric. The sink waste disposal that had a teaspoon inside when turned on, but still had metal banging, which we are not going to put our hands inside due to Safety reasons. We are unable to repair the fridge door that does not close properly or the loose attachment inside fixing it to the cupboard. I did clean the "on balcony glass" myself looking into the Harbour, as it was very dirty.We did want a clear and not dirty view. This is Not our responsibility, and a good Hotel Manager, would not have such a list of issues, and inspect the rooms/ apartments themselves regularly. they are paid to spot and sort the deficits, Not the guests! NO feedback or apology has been made to the clear complaints of us and other staff and clearly to the Duty Manager. Nothing from them, or in writing. This also reflects poor PR and customer contact, and inability to Manage properly at a higher level. these are serious and very basic. These issues of internal hygiene, maintenance, and lack of management of the staff attitudes and supervision, standards inside let the place down, and the rating is less. Supervision is clearly poor, and Management not up to a basic standard. Cleanliness, hygiene, Health & Safety issues, are basic for any hotel worldwide. Higher category hotels, and expensive ones, are expected to meet those standards, and they charge us for doing so. Great location, but mostly stops there. I noticed no presence of any Accor Gold or Platinum benefits at all, clearly set out in all Accor Brands and properties, and small tokens of welcomes or gestures. None here. Sebel Viaduct Auckland, is around £200-300 a night! (About NZ$400-600). It is not reflecting a 4/5* category, nor internal furnishings, service, or basic standards. Clearly the capability and location is superb, so it is Underperforming. It would be a 3* standard, if the basics of hygiene and cleanliness, supervision and Management were there. They are not. Accor would NOT be content with this, now purchased and owned by Accor Group, it does not meet their brand standards, or reflect the group in a positive way in its current state. I cannot recommend it as it stands, and was poorly disappointed, plus no response to the issues raised. It was not worth the money paid. Urgent action is needed by Accor here...

Loved the room & space. View was good, which was important to us. Washer/dryer was much appreciated. Location great for dining & ferries. Could not get Sky Fox News. Big negative. Front desk guys not the best. Did not explain internet charges / conditions at check in. When we would exit elevator, morning guys eyes on phone texting or computer. No interaction or “good morning “‘as other hotels. They had zero interest in guests. Other hotel desk personnel greeted us with good morning or afternoon or evening always with a big smile. These guys could care less. Was glaring! They could not work for us. Females at front desk way more guest involved & concerned.

As we are centrally located in the CBD, we are surrounded by a few bars and restaurants. However, a couple of them have licences to operate until late night. The suite was spacious and comfortable but the decor looked a but tired. Cigarette burns and other stains on carpet, and chipped paint. The facilities were fine and the situation on thd harbour was great. Also with so much space to hand it seemed a bit odd to have the lavatory in the bathroom and not separate.

We loved the location at the Viaduct, being close to great restaurants and bars, as well as the ferry. Short walk to Queen Street also. Staff were attentive. Great sheets and comfortable bed. The best part of all was relaxing on the balcony, enjoying the beautiful view.

Better than ok, however, one key issue. There was NO CAPABILITY to store clothing (except hangers) ie NO draws and for 5 x days we had to live out of our suitcases
