"cleanliness"

I don't think a housekeeper know how she/he clean the room.Never cleaned cups/glasses and carpet.room and all materials are so dirty. Stayed IBIS Style in other coutry, but this hotel is so poor conditions comparing other.

"Value for money"

If any Australian hotel can be said to provide value for money, this one probably does. It is conveniently located quite close to the station, where the airport bus terminates and the city centre. Staff were good and helpful too.
"Well located and economical, but noisy air con"

This is a perfectly acceptable hotel for people looking for well-located and moderately priced accommocation in Melbourne. Handily near Southern Cross station and the trams of Bourke & Spencer Streets, plusses include large bathrooms, comfortable beds and and a tariff that included continental breakfasts in the restaurant. However I did not sleep well. I was pre-occupied with lots on my mind but the air con too noisy. Street noise was also audible at times. In summary - an adequate stay which would have been much better if the air con could do its job quietly.
"Beware of this place!!!!! Fraud and cheated"

I booked this hotel two times seperately (first night and second-thirs night). When I first check-in for my first night, the hotel reception staff (Chinese-look) said to me that I have to pay for a deposite in the amount of 186 AUD which equals to the room rate. Then I ask why I have to pay as I fully pre-paid of the amount. He answered it is a deposite that I will receive it back when I check-out. So I brought my credit card to him but he insisted me to use cash because the credit card will pay a 1.5% fee. So I paid him 186 AUD.The day after, I went to re-checking in for the second and third night as the first staff said. However, the reception staff (named Bhuwan) can't found my reservation for the 2nd and 3rd nights and asked me to brought him a receipt from the first day and my booking reference.The problem occured when I checking-out and asked for returning my deposite. The hotel reception staffs is a man named Max and Bhuwan. Max (I'm not sure on his name but he is Australian with short hair) said to me that this hotel never collect any deposit and insisted that the AUD 186 that I paid was the hotel fee for the first night. Then, he brings documents which included my otel reservation document but the recipt was not there. They both (max and Bhuwan) spoke in the same script that if I paid for the deposite I must have a recipt and Bhuwan said that he knows nothing and walked away. They also make a fake credit card transection slip of 1 dollar, which my credit card was never ben touch by any of this hotel staff. After of nearly 20 minutes of arguing I knew that I was cheated by this hotel. So please beware and I recommened not to doing business with this KINGSGATE HOTEL.

"Location convenient to access trains and airport"

Newly renovated hotel in good location to explore the wonderful city of Melbourne. Friendly and helpful staff but wifi access is very limited and expensive.Rooms are a good size and well laid out. I didn't try the restaurant at the hotel so cannot comment on it.
